Founded in 2002, the Nuclear Waste Management Organization (NWMO) is a not-for-profit organization tasked with the safe, long-term management of Canada’s intermediate- and high-level radioactive waste, in a manner that protects people and the environment for generations to come.
The NWMO has been guided for more than 20 years by a dedicated team of world-class scientists, engineers and Indigenous Knowledge Holders who are developing innovative and collaborative solutions for nuclear waste management. In 2024, the NWMO selected Wabigoon Lake Ojibway Nation (WLON)-Ignace area as the site for our Deep Geological Repository for used nuclear fuel.
Real Estate Associate (Centre of Excellence)
Position Location: Site Based at Ignace, ON – 304 Main Street
Job Summary:
Reporting to the Manager, Real Estate Services, the Real Estate Associate is responsible for identifying and developing real estate opportunities and solutions, providing strategic advice and expertise. The successful candidate will assist with the management of the company property portfolio, supporting complex property transactions including acquisitions, dispositions, leasing/subleasing, easements/licenses. As well as working on the drafting, designing and development of business cases and other strategic project documentation in the roll-out, implementation and operation of strategic projects.
One of the key projects this position will support will be the development of the NWMO’s Centre of Expertise (COE) in our newly selected siting region. The COE building will be an anchor, foundational pillar and important landmark for all residents and visitors in Wabigoon Lake Ojibway Nation (WLON)-Ignace area .
Key Responsibilities:
- Provide strategic real estate advice and expertise, ensuring alignment with overall objectives and program requirements.
- Build and maintain strong relationships with various internal and external stakeholders, including tenants/landowners, vendors/consultants, municipalities/government entities, and other community members.
- Work directly with internal and external stakeholders to identify and develop complex real estate opportunities and solutions that reflect, and support changing priorities and organizational requirements and align with Real Estate Services and NWMO mandates.
- Present complex concepts in a clear, concise, and focused manner, in writing and verbally to both internal and external stakeholders.
- Accountable for providing real estate services that are timely, of excellent quality and cost effective.
- Identify, prioritize, and align stakeholder expectations and requirements on various initiatives.
- Assist with the management of the property portfolio, including maintenance and lease administration, insurance requirements and property tax, tenant/landowner notifications and day-to-day communications.
- Negotiate and/or provide input to complex property transactions, including acquisitions, dispositions, leasing/subleasing, and easements/licenses, as assigned.
- Establish clear transaction negotiation options and strategies reflecting overall business and project objectives to effectively negotiate with differing third-party groups.
- Assist with the implementation of NWMO's Property Value Protection Program.
- Review, understand, and provide technical advice related to legal agreements, site plans, surveys, appraisals, and architectural and engineering drawings.
- Produce real estate consulting reports such as feasibility studies, asset management plans, strategic investment strategies, investment analysis or options analysis.
- Provide support to Manager, Real Estate Services with short-and long-term business plans and strategies to meet organizational and departmental objectives, and in the monitoring and reporting on departmental forecasts and budget.
- In keeping with the spirit of continuous quality improvement and within the general context of the job responsibilities, make suggestions on how to improve the efficiency and effectiveness of the team.

Qualifications:
- Four-year university education in real estate, urban planning, business administration, or another related field or an equivalent level of education, plus one year of further studies.
- Professional real estate or project management designation or relevant certification would be an asset. (e.g. Canadian Institute (CAPM, PMP), Appraisal Institute of Canada (AACI), International Right of Way Association, Real Estate Institute of Canada).
- Over 8 years and up to and including 10 years experience is considered necessary to gain this experience in the field of real estate, land use planning, property/transaction management, and/or project management.
- Experience in the provision of strategic real estate advisory services to senior management. Knowledge of real estate services to develop real estate strategies and plans to be able to coordinate real estate initiatives with stakeholders. Experience in preparing strategies, briefing notes, recommendations, and effectively presenting to internal and external stakeholders.
- Working knowledge of the real estate market and related government and legislative processes and policies. Experience with real estate transactions including leases and acquisitions. Experience with and ability to understand and provide advice on legal management and provide advice on legal agreements, site plans, surveys, appraisals, and architectural and engineering drawings.
- Experience managing contracts and contractors, including production of various real estate consulting reports.
- Relationship building and public engagement experience to develop strong partnerships between the company and property owners and other external parties. Focus on leadership, teamwork, negotiations, and conflict resolution.
- Excellent oral, written and interpersonal communication skills to deal effectively with external parties, and other stakeholders.
- Ability to deal with technical, legal, and financial data and the ability to find positive solutions to complex issues and problems with a diverse group of stakeholders. Results-oriented, strong organization and project coordination skills to deliver on objectives and respond to changing priorities.
- Well-developed analytical, problem solving, negotiating, and influencing skills to successfully progress initiatives and resolve issues.
- Proficiency in Microsoft Word applications, with emphasis in Excel and PowerPoint applications.
Must be eligible to work in Canada and must be able to meet security clearance requirements.
This position has been identified to be performed at Site at point of hire.
NWMO currently operates in a hybrid work model of 3 days in the office (Tuesdays being universal) and 2 days working from home.
